B04 is the largest basement space at Deben House. It is well suited to messier or noisier activities, it could be a great value shared workshop for example. Whilst it is a simple space, the incoming tenant is welcome to make it their own.

Deben House

Deben House is an attractive, red-brick, four-storey building with a large basement. Situated between Old Market and Lawrence Hill, it has an unusual triangular shape, giving the rooms a variety of shapes and sizes. Deben House is located in a prominent position at the junction of Clarence Road and Lawrence Hill with return frontage to both roads. There is access to the building from Old Market, an up-and-coming, bohemian area of the city with a rich history. Architecture from all periods nestles side by side, with creative uses of space popping up ever more frequently. The area has an award-winning nighttime economy with bars, pubs and clubs featuring live music, cabaret and comedy. The city centre lies to the west; Cabot Circus shopping centre is around ten minutes walk away.
